How to calculate properties for sale
"Properties for sale" are all properties listed on the Multiple Listing Service (MLS), which is the integrated database between real estate agencies in the USA.
Address or MLS#.
To calculate the return, you need to enter the address or MLS# of the property for sale, which can be found on our website.
Rental Type.
Here you define how you intend to rent your property.
Vacation rentals are short-term rentals typically sought by tourists who book on platforms like Airbnb and VRBO, as vacation homes are furnished like hotels.
Long-term rentals are monthly leases for tenants who will reside in your property for a minimum of 6 months and generally do not include furniture.
Payment Type.
A property purchase can be made with cash or through financing.
Cash is when the buyer has 100% of the funds available and pays off the property at the time of purchase.
Financed is when the buyer provides a down payment that can range from 3% to 50% depending on the client's profile, and the remaining amount is financed through a financial institution.
Property Management.
Some owners manage their property rentals on their own while others prefer to hire a property management company. To address both situations, our calculator allows you to calculate the return on investment in both scenarios: Yes and No.
How to calculate new construction properties
New construction properties are brand-new builder homes that can be found on our site using the "New Homes" filter on the Home Page.
New Home ID.
The New Home ID is the reference number for new construction properties. Each new construction property has its own New Home ID. You can find the New Home ID at the top of the individual property page.
Monthly HOA Fee.
The monthly HOA fee must be entered manually to be added to the expenses.
Private Pool.
When the property has a private pool, there is a monthly maintenance cost that needs to be added to the expenses.
How to use the custom calculator
The custom mode is a calculator that estimates the return of any property, even if it is not for sale or a new construction. For this calculation you need to fill in additional information.
MLS Address.
This field allows you to use the address of a property listed on the MLS as a reference to calculate rental comparables in the same area.
Property Value.
The property value must be entered manually as the system does not have this data.
Monthly HOA Fee.
The monthly HOA fee must be entered manually to be added to the expenses.
Bedrooms.
In this field you must manually enter the number of bedrooms the property has.
The Rental Type, Payment Type and Property Management fields are the same as in the properties for sale calculator.
Understanding the income details
Property information.
This field displays the most important information about the selected property used to calculate the return.
Recalculate with Another Property.
This field offers similar properties to recalculate results with a comparable property.
Rental income.
This field displays the gross monthly and annual rental income.
Vacation rental.
Vacation rental income is calculated based on the average daily rate and occupancy percentage, both of which can be adjusted manually. The occupancy rate is based on a 12-month period and defaults to 80%, which is the average occupancy for a property in excellent condition in a quality resort community. The average daily rate is based on the number of bedrooms and property type. Vacation rental management costs are based on market rates.
Long-term rental.
Long-term rental values are calculated based on similar comparable properties that were rented in the same area. The management fee is based on market rates and Manager Prop, which also manages long-term rental properties.
Financing scenario.
Down Payment. Represents the percentage and amount of the down payment you intend to apply and can be changed manually.
Interest Rate. Represents the annual interest rate currently in the market or in the financing used and can be changed manually.
Monthly payment. The monthly mortgage payment composed of principal and interest.
Annual payment. Represents the annual cost of financing composed of principal and interest.
Property expenses.
The “VIEW DETAILS” option presents the expenses the owner is responsible for paying during the rental of the property.
Monthly Expense: Represents the sum of the monthly property expenses.
Annual Expense: Represents the sum of the annual property expenses.
Net income.
The net income represents what remains for the owner after paying all expenses involved during the rental of the property.
Income after financing.
Income after financing represents what remains for the owner after paying all expenses involved during the rental of the property and also the mortgage payment. Note that the principal portion is not an expense, but rather equity.
Final results.
Average annual appreciation. Represents the average percentage a property appreciates in the area over a 12-month period.
Average annual principal. When the property is financed, the owner pays installments composed of interest and principal. The principal is the amount that reduces the mortgage balance and is considered equity. This value represents the annual amount deducted from the principal mortgage balance.
Total return. Represents the total return value considering the annual net income + average annual appreciation + average annual principal (when financing is involved).
